What are the stages of a fit-out?

Whether you have a brand new office space that needs interior design or your current commercial premises needs a total overhaul, you’ve probably looked into a professional fit-out service. But what does a fit-out involve and what services can you expect to receive? Let’s look at the stages of a fit-out so you know what to expect. 

1. Agreeing the brief and outline of the project

First, a member of our team will come to your premise to assess the project and talk about your goals. We’ll outline what the project includes and agree on an outline based on everything you need. As we offer a turnkey solution to our clients, this outline will include everything needed to turn an empty space into a functional commercial property that is ready to move into. 

2. Designs drawn up

Our design team will put together detailed designs of the space and go over them with you. Changes can be made as needed, and we will work with you to ensure the final design meets all of your requirements while sticking to your budget. 

3. Site set-up and preliminary work

Fit-outs require significant preliminary work to ensure the site is safe and regulations are met. This will include an in-depth health and safety assessment, notifying local authorities if needed, and taking all relevant precautions to ensure both workers and clients are safe throughout the fit-out process. 

4. Demolition and strip-out

Fit-outs begin by stripping out any old materials and furnishings to give a blank space to work with. This may include demolishing walls, removing old ventilation systems, tearing out floors, etc. 

5. First stage build

This encompasses all of the utilities and integral structural elements of the fit-out including:

  • Electrical
  • Plumbing
  • Flooring
  • Fire and smoke alarms
  • Ventilation
  • Alarms
  • Partitions
  • Kitchen appliances

By the end of this stage, your space will have all the necessary utilities but still be a blank canvas. 

6. Furnishings and finishes

This step takes that blank box and transforms it into a functional interior that is ready to use. This stage includes:

  • Lighting
  • Custom built-ins
  • Glazing
  • Trim and skirting boards
  • Doors and partitions
  • Tiling and carpeting
  • Kitchen installation

The space will then be cleaned thoroughly ready for furniture and final touches to be brought in. 

7. Furniture layout

Finally, we’ll bring in all furniture, equipment, and supplies that make the space truly functional. The right furniture and placement will make the entire space productive and give it a professional look which is important for any business. 

8. Handover

All electrics and plumbing will be tested and certified before handover and then you’ll be given a full walkthrough and made aware of any operation and maintenance needs. 

You will be kept in the loop throughout the entire process but if you have any final questions or concerns, these can be dealt with during the final walkthrough to ensure you are totally happy with the space.
